
A Germany-based Gambian man has threatened legal action against a property dealer in The Gambia over an alleged breach of contract relating to the construction of a three-bedroom house.
Kebba Gaye told Gambiana that he signed an agreement on 3 January 2023 with Darboe Jula Estate Agency to build the house for D710,000, with a 90-day completion deadline.
He alleges that despite paying the full amount, the contractor failed to finish essential works including roofing, flooring, plumbing and electrical installations.
Mr Gaye claims the delays have left the property “unfinished and unusable”, despite assurances in December 2024 that construction would resume.
He said his decision to return to The Gambia to pursue the matter in court was to “hold contractors accountable and protect diaspora investments”.
“This is not just about my case,” he said.
“Many Gambians abroad face similar challenges with delays, substandard work and difficulties enforcing contracts. We need stronger regulations and accountability in the construction sector.”
Mr Gaye said he wanted the house completed as agreed or to receive compensation for his losses.
However, Lamin Darboe, of Darboe Jula Estate Agency, disputed the allegations.
He told Gambiana the contract was made personally with him, via a mutual acquaintance, and that much of the construction work had already been completed.
“We built the house, and now we need to do the plumbing. After the rainy season, we will do the roofing and plastering,” Mr Darboe said.
He added that the agreed price was too low for a project of that scale, and acknowledged that his team had “made the mistake” of undercharging.
“Three bedrooms for D710,000 is too low, and he doesn’t understand that,” he said.
“We have the materials, but we cannot do the finishing now until the rainy season is over.”
The dispute has not yet been settled in court.
